Healthcare component of mixed-use Drexeline Town Center in Drexel Hill, Pennsylvania is 100 percent leased to Children’s Hospital of Philadelphia and Delaware County Human Services
Baltimore, MD (November 18, 2025) – MCB Science + Health has completed construction on Drexeline Medical Office Building, the 60,000 square foot healthcare component of Drexeline Town Center, a mixed-use development situated in the Philadelphia suburb of Drexel Hill, Pennsylvania. The three-story medical office building located at 5100 State Road is 100 percent leased to Children’s Hospital of Philadelphia (CHOP) and Delaware County Human Services. Drexeline Town Center is located at 4990-5100 State Road at the signalized intersection of Township Line Road and State Road in Upper Darby Township, and is located approximately five miles from Philadelphia.
CHOP occupies the first floor of the building and will offer a state-of-the-art Primary Care office with their suite featuring over 25 new exam rooms. Delaware County Human Services recently relocated its offices from another Upper Darby Township location, where they have operated for more than 30 years.
Drexeline Town Center is anchored by a 72,000 square foot ShopRite supermarket and includes complementary retailers Chase Bank, PNC Bank, and convenience store Wawa. Quick serve concept Jersey Mike’s Subs initiated operations at the development this summer, and sit-down restaurant Turning Point recently began serving customers.
The site is within close proximity of Interstates 476 and 95 as well as the Drexeline Light Rail Station on the Southern Pennsylvania Transportation Authority (SEPTA) system, which offers connections to downtown Philadelphia. Nearly 175,000 people reside within the immediate area of Drexeline Town Center, including nearly 70,000 households featuring an average household income approaching $110,000.
